Recently, sellers have been offering more concessions than ever before—around 45% of U.S. home sales in the rolling three months ending Mid-Q3 included some form of seller concession, the highest rate for this period since at least 2020. That’s up from about 43% a year ago, reflecting a shift in the market as increased inventory and softer competition give buyers more leverage. These concessions can take many forms: help with repairs, closing cost credits, or mortgage-rate buydowns—all ways buyers can reduce their total purchase costs beyond just negotiating on price. What stands out to me is how sellers are now more willing to structure flexible deals, often combining price reductions and concessions (about 16% of homes sold in Mid-Q3 did both). For Charlotte buyers and sellers, this changing landscape means more opportunities and new strategies to consider. My focus is making sure my clients—whether first-time homebuyers, families, or investors—understand these shifts and can take full advantage of them in our local market. If you’re thinking about your next move in Charlotte, knowing these trends can help you navigate the process with clarity and confidence.
