July brought steady momentum to the Charlotte real estate market, even as mortgage rates edged upward. Nearly 4,000 homes went under contract—a clear sign that buyers are still active and opportunities remain. Pending sales saw a 2.1% increase compared to last year, while contract activity dipped slightly by 6% from June. New listings also rose by 1.1%, adding up to about 5,500 homes. As someone dedicated to making the Charlotte home buying and selling journey smooth and transparent, I always keep an eye on these shifts to help families and investors make informed decisions. It's this understanding of local trends that helps my clients move forward confidently, whether they’re first-time buyers, sellers, or looking to invest in our vibrant community.
